Each year, MLG’s Fall Investor Event gives us the opportunity to open our doors, connect with local investors and partners, and engage in meaningful conversations about the market, our investment philosophy, and the opportunities ahead. It is one of the highlights of our year and a chance to reflect on the relationships that have helped shape MLG’s growth over the years.

This year’s theme, Staying on Course, reflects a principle that has guided MLG through multiple market cycles: remaining committed to our core investment philosophy regardless of changing market conditions. While real estate markets, interest rates, and economic trends will continue to evolve, our focus remains on disciplined investing, thoughtful risk management, and pursuing attractive risk-adjusted and after-tax returns for investors. We also believe that long-term wealth creation is often driven by consistency, including the disciplined reinvestment of capital through changing market environments.

Over the past several years, inflation, rising interest rates, record multifamily supply, and shifting capital flows have reshaped the commercial real estate landscape. During MLG’s 2026 Fall Investor Event, Staying on Course, our leadership team discussed the current market, lessons learned over the past few years, and the trends we’re monitoring today. This article highlights several key themes from the presentation and provides additional context around the opportunities and challenges shaping today’s private real estate market. Investors, financial advisors, and industry professionals can also access the full event recording and presentation materials for a more detailed review of the discussion.

Understanding the Recent Real Estate Cycle

Over the last several years, the multifamily sector has faced a combination of economic and industry-specific challenges. As noted in the presentation, inflation accelerated following the pandemic, resulting in a cumulative Consumer Price Index increase of approximately 27% since early 2021. During the same period, higher borrowing costs affected both investors and consumers, while property owners faced increased operating expenses and changing tenant affordability dynamics.

At the same time, the industry experienced one of the largest waves of multifamily construction in recent history. MLG’s 2026 Market View noted that approximately 1.8 million multifamily units were delivered between 2023 and 2025, representing roughly 4% of existing inventory nationwide. In several markets, particularly throughout portions of the Sunbelt, new supply outpaced demand growth, contributing to occupancy pressure, increased concessions, and slower rent growth.

While many investors anticipated that strong demographic trends and housing demand would eventually absorb new deliveries, the pace of that absorption has varied across markets. The industry has been working through one of the largest waves of multifamily supply in recent history, and while some regions have already begun to stabilize, others continue to digest new inventory. The experience reinforced the importance of market selection, local supply analysis, and maintaining flexibility throughout changing economic environments.

Lessons Learned from a Challenging Environment

Every real estate cycle presents new challenges, and the past several years have been a reminder that even long-standing market assumptions can be tested. As inflation accelerated, borrowing costs increased, and new multifamily supply reached historic levels. Investors and operators across the industry were forced to adapt to a rapidly changing environment.

During the event, MLG discussed how this cycle reinforced the importance of disciplined underwriting, local market analysis, low to moderate leverage, and fixed rate financing to mitigate risk. The team highlighted several enhancements implemented throughout the organization, including expanded underwriting analysis, additional asset management resources, deeper market research, and increased operational accountability.

“Every market cycle presents lessons. The key is applying those lessons to become stronger and better prepared for the future.” Tim Wallen, Principal & CEO

Many of the themes discussed during the event are explored in greater detail in MLG’s 2026 Market View, Navigating Dislocation, Unlocking Opportunity, which examines the supply, economic, demographic, and capital market trends shaping today’s commercial real estate landscape.

The discussion also emphasized the importance of evaluating tenant affordability, local supply pipelines, and market-specific risks when assessing investment opportunities. While no underwriting process can eliminate uncertainty, continuous improvement and adaptability remain important components of long-term investment management.

Diversification, Financing and Long-Term Alignment

The presentation explored several long-standing components of MLG’s investment approach, including geographic diversification, exposure to multiple property types, long-term financing structures, and alignment between investors and the MLG team. Diversification remains important because real estate markets do not move uniformly, and property sectors can perform differently throughout economic cycles.

“Our mission which has been consistent for the last 15 years since we’ve incepted our funds is to protect investor capital provided with attractive risk adjusted and after-tax returns.” Billy Fox, Principal & President

The group also discussed fixed-rate debt, tax-efficient structures, and employee participation alongside investors as elements that continue to influence portfolio management decisions. Investors should recognize, however, that all investment strategies involve risk, and that future results may differ materially from expectations. As noted throughout the presentation materials, past performance is not indicative of future results.

Operational Improvements Across the Portfolio

Beyond broader market trends, the event highlighted several operational initiatives designed to improve property performance and tenant experience. These included occupancy-focused performance indicators, efforts to reduce insurance costs, initiatives to expand ancillary income programs, and technology investments intended to support leasing and tenant engagement.

Technology and artificial intelligence were also discussed as emerging tools that may support leasing operations, tenant communications, and property-level efficiency. While adoption and outcomes can vary, these technologies continue to receive increasing attention across the real estate industry as operators seek ways to enhance service and improve operational processes.

What We Are Watching in the Market Today

Several themes emerged during the discussion regarding the current state of the market and areas that investors may wish to monitor moving forward.

One of the most notable developments is the decline in new multifamily construction activity. According to data presented during the event, multifamily starts have fallen significantly from recent highs and have moved below long-term averages as of 6/30/26. Lower construction activity today may influence future supply conditions, although the timing and magnitude of any market impact remain uncertain and will likely vary by market.

A second trend involves capital flows. As discussed during 2026 market view, fundraising levels within segments of the private real estate industry remain below the levels observed during 2021 and 2022, while capital has continued to move out of certain non-traded REIT vehicles in recent years. These conditions have reduced transaction activity and influenced pricing across portions of the commercial real estate market.

For investors evaluating opportunities today, these trends highlight the importance of balancing near-term uncertainty with long-term fundamentals, local market dynamics, and individual investment objectives.

“Supply is trending down significantly, while capital remains on the sidelines. Those dynamics are reshaping today’s investment landscape.” Dan Price, Principal & CIO

Fund VII and the Opportunity Set Ahead

The event concluded with an update on MLG Fund VII and MLG’s current acquisition strategy. As of 9/5/26, Fund VII had invested in eight assets, and the presentation reviewed several examples of investments completed during the fund’s deployment period.

The discussion focused on opportunities in supply-constrained markets, select multifamily investments and industrial real estate, as well as the importance of disciplined underwriting during periods of market uncertainty. The team also reviewed examples of how acquisition pricing, operational improvements, and local market conditions influence investment selection.

As with all investment strategies, future results depend on numerous factors, including economic conditions, interest rates, occupancy levels, operating performance and broader market trends. Prospective investors should review all offering materials carefully and consult their own legal, tax and financial advisors before making any investment decisions.

Looking Ahead

The past several years have provided a reminder that real estate investing is cyclical, and that market conditions can change rapidly. Inflation, supply growth, interest rates, and capital flows all influenced investment performance across the industry, creating challenges as well as new areas of focus for investors and operators.

At MLG, we believe continuous learning, disciplined underwriting, active asset management, and long-term thinking remain essential principles regardless of market conditions. While uncertainty remains across portions of the real estate market, we continue to closely monitor changing fundamentals and evaluate opportunities that align with our investment philosophy.
